Background: the same office building shown twice. On one side it is dormant, with a bare roof and an empty car park. On the other it is energized, with rooftop solar, EV chargers and battery storage.

IntrAform

We develop commercial buildings that produce, store, manage and sell their own energy.

Every building sits on untapped energy. Sunlight falls on the roof. Cars sit in the lot. Power runs through the walls all day. On most properties, all of it shows up as a cost. What if it became income? Captured on site, that energy can be stored, sold to the tenants inside and put to work. Rent stays the foundation. It just stops being the ceiling. Then the building joins the grid. Power flows both ways. The building draws when energy is cheap, gives back when the grid needs it most, and is paid for it.

It takes four systems, designed together.

Each one makes the next one smaller. Sized against each other before ground is broken, nothing is oversized and nothing sits idle.

An IntrAform building gaining its energy systems one by one: geothermal comfort inside, a solar roof, battery storage and EV chargers in the car park.

That is why one team sees it through.

Most projects pass from broker to architect to contractor, with an installer arriving last. Every handoff loses something. We keep the project in one set of hands, from the first site walk to decades of operation.

  1. 01

    Identify

We judge a site twice: as real estate and as a power plant. Rates, incentives, load and structure.

  2. 02

    Underwrite

Rent and energy go into the same model, so the numbers hold before any capital commits.

  3. 03

    Develop

Architects and energy engineers work from the same drawings.

  4. 04

    Integrate

Every system is commissioned together and tuned to how people actually use the building.

  5. 05

    Operate

And then we stay. We own and run what we build, tenants and kilowatts alike.

Now building

The first one is rising in Alden, New York.

Seven acres at 12319 Broadway, built to run on itself. It will open as the Center for Energy and Empowerment Training Center, a working campus and a classroom for the energy economy, with stabilization expected in spring 2028.

And it starts ahead.

Federal credits and state grants cover more than half the cost before construction begins. The campus is appraised above what it takes to build, so it opens with equity already in place.

None of this is new to us.

Since 2015, our team has engineered solar for other people's buildings. Alden is the first time we are building for ourselves.

Three ways to build the next one with us.

Owners & developers

You bring the land or the building. We turn its roof, lot and load into a second income, without you starting an energy company.

Investors & capital partners

Real estate backed by two kinds of income: the lease, and contracted energy.

Businesses & tenants

Space where power costs less, sometimes nothing, and stays on when the grid does not.

Start with one building. Yours.

Tell us about a site, a building or a portfolio. We'll show you what it could produce, and what it could earn.
